We at Solymar Property understand well that, while properties that we design and build are well suited for a one of a kind all year round luxury living with all modern comforts, interested investors probably have busy lives and many other things on their agendas. Most buyers would own other properties or homes in other parts of the world, as well as having busy travel and business schedules.

All properties offered for sale at Naissance Villas & Marina have been designed to allow owners/investors to manage them individually each as small boutique hotels. We have intentionally decided not to plan to run the whole of Naissance Villas & Marina estate as one boutique hotel operation, even though estate has full in-house facilities incorporated in the design.

Our intention is to offer maximum choice and flexibility to potential buyers: some may wish to rent their property to outside guests maximising return on their investment when they are not residing themselves on the property. Others may prefer to have the property exclusively themselves at all times. Some owners may prefer to visit their property on Koh Samui at short notice, perhaps just for a couple of days. Their requirement would be that the property is well maintained at all times, fully staffed, full of life, lights, music and flowers finely tuned to their taste at any time in order to enjoy even the shortest stay to the fullest!

Most of the properties have essential facilities allowing boutique hotel operations year round. Ample dining and living quarters, spa area with indoor and outdoor treatment areas, air-conditioned gym, wine & cigar or pool lounge, library, cinema or media room, swimming pools, conveniently located plunge pools or over-sized Jacuzzi. Most rooms at the villas are in fact lavish suites, with a natural whole piece stone or a teak bathtub, ample wardrobe and dressing space, daybeds or verandas and gardens. Some rooms have waterfalls or other water features to them. Each bedroom is designed to have complete privacy and uninterrupted ocean bay views.

Spacious Master bedrooms, have beautiful all timber open high ceilings, lounge corners and even more wardrobe space with dressing tables. They are completely private, often with its own private garden, terraces with ocean views or deck. Each master bedroom has a private pool, well hidden just for residential use. Some master quarters even offer a separate well equipped and wired office room for those owners or residents who need to stay in touch with their business at all times while away or on vacation.

All villas are wired and equipped to offer international TV satellite reception, I pod connectivity with speakers, wireless internet and an impressive movies-on-demand collection to select in the comfort and privacy of each guest room.

Moreover, the estate offers communal facilities, like a beach club with water sports equipment, restaurant and bar, floating lounge in the bay overlooking 5 Islands. Unique to Naissance, there is a little Marina at owners and guests's service and a resident's only comfortable speed boat for daily island hopping or excursions.

Independent research indications are that each property can be rented as a whole for USD 2.500 to 3.500 (for bigger properties) per night, or USD 500 to 600 per suite on average. Managing properties as boutique hotels has definite advantages in terms of increased occupancy rates, high level of staff, service, efficiency of property maintenance, security, control over property assets and facilities.

Managed to this model, indications and past history reveal that each property can safely secure a net return on investment of 15% to property owners annually.
